Property managers are individuals, or companies who sign agreements with property owners to engage tenants and oversee the maintenance of the property for a fee. When referring to properties such as condominiums, townhomes and apartments, there is often a property manager, also known as a building supervisor, on site. Though their duties vary, they are most often the primary point of contact between the owners and the tenants. They often handle disputes, ensure repairs are completed and provided for the oversee maintenance of the grounds, parking areas and public areas.

Property management companies typically run many kinds of properties, such as commercial buildings, condominium complexes and even the public areas of privately owned residential homes. Every property or group of properties may be assigned to a specific property manager. They are the contact for the on-site building supervisors and of any businesses located on those properties. They juggle the finances, make sure contractors and insurance agents assess any building upgrades and participate in tenant proceedings.

Preventative maintenance is a constant task for property managers. It is more cost effective in the long run than replacing or rebuilding. They hire cleaning companies to assure the public places in the building are cleaned and display a professional environment. Even so, quarterly, semi-annual and annual inspections are carried out to ensure no issues are to be found.

Property managers are available 24 hours a day, 7 days a week. They make arrangements for any emergency repairs and ensure they are taken care of quickly. There is usually a response time specified in the property management agreement. They also maintain contact with the building owners. Among their many responsibilities, they make recommendations for repairs and discuss the status of tenants.
